PROFESSIONAL EXPERIENCE:

Mr. West has been responsible for over $1.1 billion of real estate transactions in his career, for nearly all types of real properties in most major markets in the U.S. The types of investment structures have included equity, debt, hybrid debt, layered financings, tax exempt financings, securitized financings, off-shore financings, and combinations of the above.

 

  • Managing Director of Cottonwood Partners since 1996, where Mr. West has been directly responsible for the acquisition of over 2,500,000 square feet of office space in joint ventures and/or as advisor to large investors, and the planning and development of the Cottonwood Corporate Center in Salt Lake City, a 970,000 square foot office park.

  • Senior Vice President, Director of Acquisitions, Member of the Investment and Operating Committees, The Balcor/American Express Company, a real estate investment and management firm controlling over $8 billion in real estate assets, including more than 60,000 multi-family apartment units.

  • President & CEO of Balcor/Shearson Lehman International Realty Company, Inc., a real estate investment advisory firm with accounts consisting of over $100 million.

  • President & CEO of Balcor/Shearson Lehman Institutional Realty Company, Inc., a real estate investment and management firm with accounts consisting of over $350 million.

ROBERT J. AXLEY

EDUCATION:

PROFESSIONAL EXPERIENCE:

Mr. Axley has been responsible for over $1billion of real estate transactions in his career, including as a developer, investor, manager and investment advisor.  He has developed and/or owned apartments, office and industrial buildings, retail centers and raw land.

Managing Director of Cottonwood Partners, Dallas, Texas since 1996.  Directly responsible for the acquisition of numerous office buildings in joint ventures and/or as advisor to institutional investors, and the planning and development of the Cottonwood Corporate Center in Salt Lake City, Utah.

 

  • Managing Director of Glenhurst Investments, (and predecessor companies), 1980-96, Dallas, Texas. Mr. Axley and his partners owned, managed, and developed, numerous suburban office buildings, retail centers and garden apartment projects.  In addition, they developed a 19-story luxury condominium project and developed approximately 2,800 acres of raw land

  • Consultant for FSLIC, 1986-87. Mr. Axley took a leave of absence from the real estate development and investment business to assist in organizing the Federal Asset Disposition Association, a quasi public government organization formed to dispose of assets from failed Savings and Loans taken over by the Federal Savings and Loan Insurance Corporation..

  • Law Partner - Hewett Johnson Swanson and Barbee, Dallas, Texas - 1973 until 1980. Commercial real estate practice.

M. SCOTT COLLINS, C.P.A.

PROFESSIONAL EXPERIENCE:

Mr. Collins has been a C.P.A. for over 20 years during which time his career has included chief financial officer roles in both public and private companies and managerial roles with an international public accounting firm.  For the five years prior to joining Cottonwood Partners, Mr. Collins was Chief Financial Officer of a publicly traded (NYSE) real estate investment trust company.

 

  • Chief Financial Officer of Cottonwood Partners. Mr. Collins is responsible for all of the company’s financial, accounting, treasury, human resource and information technology functions.  He plays a key role in arranging all of the financing, accounting and analytical aspects of the company’s various projects.

  • Vice President, Chief Financial Officer and Treasurer of JP Realty, Inc., where he participated as part of an executive team responsible for $225 million of property acquisitions and $182 million of new property developments comprising over 4.4 million square feet of gross leasable area.

  • Vice President, Chief Financial Officer and Secretary of Park City Group, Inc., where he negotiated final stages of multi-million dollar contracts for US and international software licenses, as well as managed all company legal work including issues dealing with contracts, patents, copyrights and trademarks.

  • Senior Manager of Price Waterhouse. While at Price Waterhouse Mr. Collins served public, private and non-profit clients in various audit and consulting capacities from offices in Boston, Massachusetts, Phoenix, Arizona and Salt Lake City, Utah.

STEVEN W. BAER

PROFESSIONAL EXPERIENCE:

Mr. Baer has been responsible for the development, finance, workout, or valuation of over $1 billion of commercial real estate projects in various locations throughout the U.S. Developing strategic project business plans, coordinating project teams, and arranging financing have been key roles Mr. Baer has had in bringing about successful projects.

 

  • Chief Administrative Officer and Chief Financial Officer of Cottonwood Partners. Mr. Baer joined Wallace Associates in 1996 as Chief Financial Officer and assisted in the creation of Cottonwood Partners, where he has been responsible for arranging over $218 million in construction and long-term financing, and assisting with the acquisition and management of over 2,100,000 square feet of office space. Responsibilities have also included the organization and oversight of development and contract functions within the company that have resulted in the development and construction of over 700,000 square feet of office space.

  • Owner of Corporate Direction, a consulting practice that created and assisted with the execution of strategic plans to facilitate the reorganization of companies and the turnaround of commercial real estate projects. Evaluated over $400 million of distressed real estate and provided strategic planning for companies with combined sales of over $200 million.

  • Vice President of Wallace Associates Consulting Group, one of the key advisors for the workout of troubled savings and loans companies and commercial real estate projects during the 1980's. Project Manager for the development of over $30 million of residential product and Asset Manager for the workout and evaluation of over $500 million in commercial real estate.

  • Controller of Redwoods Industries, a mechanical contractor with over $35 million in annual sales.

  • Certified Public Accountant and Senior Accountant with Peat, Marwick, Mitchell, an international public accounting firm.
