Cottonwood Partners was recently awarded the bid to purchase and renovate the Scowcroft Building located on the southeast corner of 23rd Street and Wall Avenue in Ogden, Utah, for occupancy by the Internal Revenue Service. The 5-story brick Scowcroft Building is approximately 123,000 square feet and was originally built in 1906. It has been listed on the Local Historic Registry since 1986 and was placed on the National Register in 1978.

In addition to renovating the historic Scowcroft Building, Cottonwood Partners will also build a new 10,000 square-foot food services facility adjacent to the Scowcroft Building. Cottonwood has teamed with Cooper Roberts Simonsen Architects and Jacobsen Construction for this project.

Cottonwood Partners to Break Ground on $25 Million, 52-Acre
Residential Community in Provo's Riverbottoms Area

PROVO, UT - May 21, 2001 - Cottonwood Partners will hold a groundbreaking ceremony May 24, 2001, at 3:00 p.m. to mark the commencement of construction by Jacobsen Construction Company on the new $25 million, 70-unit Stone Gate residential community.

Mayor Lewis Billings of Provo, who will speak at the groundbreaking ceremony, commented, "The Shops at Riverwoods has been a wonderful addition to our city. I have no doubt that the Stone Gate residential community will live up to the standard of excellence that has been set by the Riverwoods development."

Stone Gate, the most recent of Cottonwood Partners' development ventures, is located on the east bank of the Provo River at 4200 N. University, with spectacular views of the Wasatch Mountain range, running from Mount Timpanogos in the north to Mount Nebo in the south. Cottonwood Partners acquired the 52-acre property from EsNet in 2000.

In addition to the beauty and tranquility of the physical location, the Stone Gate development will offer the option of various housing types and estate lots, ranging in scope from 20,000 square feet to more than 75,000 square feet. Ron Clarke of Vintage Properties is marketing the development. Slated amenities for the Stone Gate community include security gates with a gate house, a clubhouse and swimming pool, two tennis courts, streams within residential lots, tree-lined streets and a riverside park.

Press Release - April 13, 2000 - The Office Building of the Year Award

UTAH-OWNED AND OPERATED BUILDING IN DALLAS RECEIVES TOP HONORS AS OFFICE BUILDING OF THE YEAR

SALT LAKE CITY •April 13, 2000 • A Dallas office building owned by the State of Utah Retirement Systems and managed by Cottonwood Management Services was named Office Building of the Year by the Building Owners and Managers Association.

The Madison was the winner of the BOMA award in the 250,000 to 500,000 square-foot category. The Madison, built in1984, is a 276,000 square -foot, high-rise office building on the North Dallas Tollway and is currently 96 percent leased. The comprehensive criteria on which this award was given included tenant relations, mechanical systems, property marketing, property appearance, life safety and overall maintenance.

A representative of the Utah Retirement Systems said they are excited about The Madison receiving this award. "We feel Cottonwood Management is doing a great job for us and we appreciate the high level of service they provide to our tenants on our behalf."

The Office Building of the Year "TOBY" Award was created in 1985 to reward excellence in the office building industry. The TOBY Award is the most-comprehensive program of its kind in commercial real estate and recognizes quality in office buildings and awards excellence in the management of office buildings.

The Madison's application will now be submitted for competition at BOMA's Southwest Regional Conference in Houston in April.
