We believe strongly that value is best controlled and maximized by hands-on
management of each project. We lease and manage every property we own and
develop. We also lease and manage a substantial portfolio of properties for
third-party owners. We provide these services to a diverse range of institutional
investors and individual owners who recognize our commitment to managing and
leasing any property in our portfolio as though we were the owner. Being a
substantial owner ourselves gives all our clients the comfort that we
