development team oversees every aspect of development including: programming tenant space requirements; designing the
site, shell and core of the facility; obtaining entitlements; defining tenant improvements; budgeting; scheduling; monitoring
construction; tracking and controlling costs; finalizing punch lists and obtaining certificates of occupancy; and coordinating
tenant move-in. With an in-house property management group, the transition from development to operations begins in the
initial planning phases and continues until every tenant facility need is met.

The Regence BlueCross BlueShield (BCBS) facility is located at the Cottonwood Corporate Center in Salt Lake City, Utah.  Cottonwood Partners sold the land to BCBS and then won the design-build competition to build their 223,000 square-foot, 13-acre Utah corporate headquarters. Cottonwood teamed with GSBS Architects and Big-D Construction to custom design a facility that projected the appropriate image of conservative quality and strength for the BCBS corporate headquarters.  The “Fast Track Method” for design and construction resulted in the buildings being completed on time for all scheduled tenant occupancy dates.  All of BCBS objectives for the buildings were met for several million dollars below their original budget estimates.

The Scowcroft Building is located at 105 23rd Street in Ogden, Utah. Cottonwood Partners teamed with CRSA Architects and Jacobsen Construction to win the design-build competition to acquire and renovate the historical Scowcroft Building and build a new 10,705 square foot Food Service Facility. The Scowcroft Building, which was built in 1906, was a 95,000 square foot five-story dilapidated warehouse with a rotting roof and interior water and fire damage. The Scowcroft Building was completely renovated to Class A office space, which includes a seismic upgrade; new electrical, plumbing, HVAC, raised floors; and the creation of dramatic, two, five-story atriums in the center of the building. The renovated Scowcroft Building provides all of the comforts and amenities of a new Class A building while preserving the historical character and charm of the original building. Cottonwood Partners’ focus on maintaining historical significance and sustainable design, which resulted in a Silver LEED 2005 and Energy Star 2007 Certifications, were key factors in the development of this landmark facility.  The Scowcroft Building also won the following awards: Intermountain Contractor 2003 Best of Awards – Best Renovation and Preservation; Utah Heritage Award 2004 Scowcroft Building Rehab; Ogden Mayors Business Beautification Award 2004 – Honorable Mention; BOMA 2008 TOBY, The Outstanding Building of the Year - Runner Up; 2006 Governors Award – Quality Growth of Excellence for Implementation - Scowcroft and Junction City.

The Rossignol Building is located at 1413 Center Drive at Kimball Junction in Park City, Utah. Cottonwood Partners was approached by Rossignol and asked to custom design and build its 30,381 square foot North American corporate headquarters. Cottonwood Partners teamed with GSBS Architects and Big-D Construction to develop a building to meet the specific needs of Rossignol and its growing family of winter sports companies. The facility, known as “The Mountain Center”, houses the full breadth of company brands (Rossignol, Dynastar, Lange, Look, and others). The visible structural elements of design and multi-use function of The Mountain Center is a representation of Rossignol’s philosophy and core values. The building’s exterior consists of native sandstone, stucco, and glass with a metal roof to accent the mountain environment and to convey the strength of “Rossignol-A Pure Mountain Company”. Special features include: a two-story lobby with a two-story sand stone fireplace, a guest lounge area and bar, a custom ski tuning shop, a 2,400 square foot showroom, and a two-story conference room with views of the Olympic Park and ski jumps.
