Suburbon Office Park
2795 was the third multi-tenant building constructed in the development of Cottonwood Corporate Center, a 45-acre prestigious, master-planned office park designed for 975,000 square feet of office and commercial buildings. The project is located at 6500 South and 3000 East in Salt Lake City with adjacent I-215 access. What was once an unsightly gravel pit has been transformed into one of the finest office parks in Utah. 
 
Sustainable Design and
Development Standards
The focus in the design process was to create office space that would be timeless and appeal as much to future generations as it does to current tenants.  All Buildings at Cottonwood Corporate Center are constructed of the finest materials including granite and low heat gain glass exteriors. The HVAC equipment includes the finest, high efficiency, three stage (direct and indirect evaporate cooling and chiller) systems. Natural gas boilers supply perimeter fin tube heat which is cost effective and comfortable for tenants.  Fast Track Method for design and construction resulted in buildings being completed on time for scheduled tenant occupancy dates.
 
Private/Public Partnership
Cottonwood Partners worked with Salt Lake County to establish an Economic Development Area to provide funding for the extra-ordinary cost of reclaiming a gravel pit, including encapsulating gravel operation tunnels. The bonding also provided for transportation and low-income housing funds. 
 
Roles
Cottonwood Partners was the owner, developer, property management and leasing of the 45-acre office park and 475,000 square feet of multi-tenant buildings from 1997 through 2005.
