Property Information

Cottonwood Corporate Center is the corporate headquarters for BlueCross BlueShield, consisting of two buildings totaling 223,000 square feet and a common lobby connecting the two buildings.  The six-foot high, banded windows and two-story board room with a glass curtain wall provides outstanding views of the nearby mountains. 

Buid to Suit
Cottonwood Partners sold approximately 13 acres to Regence BlueCross BlueShield and won the design-build competition for this project.  Cottonwood teamed with the its architect and contractor to custom design a facility that projected the appropriate image for Regence BlueCross BlueShield's corporate headquarters: conservative quality and strength.  Fast Track Method for design and construction resulted in buildings being completed on time for scheduled tenant occupancy dates.  All of BlueCross BlueShield’s objectives for the project were met for several million dollars below the tenant’s original allocation of funds.
 

Suburbon Office Park

2890 Cottonwood is located in Cottonwood Corporate Center, a 45-acre prestigious, master-planned office park designed for 975,000 square feet of office and commercial buildings, that was also developed by Cottonwood Partners. The project is located at 6500 South and 3000 East in Salt Lake City with adjacent I-215 access. What was once an unsightly gravel pit has been transformed into one of the finest office parks in Utah. 

 

Sustainable Design and

Development Standards

The focus in the design process was to create office space that would be timeless and appeal as much to future generations as it does to current tenants.  All Buildings at Cottonwood Corporate Center are constructed of the finest materials including granite and low heat gain glass exteriors. The HVAC equipment includes the finest, high efficiency, three stage (direct and indirect evaporate cooling and chiller) systems. Natural gas boilers supply perimeter fin tube heat which is cost effective and comfortable for tenants.  

 

Private/Public Partnership

Cottonwood Partners worked with Salt Lake County to establish an Economic Development Area to provide funding for the extra-ordinary cost of reclaiming a gravel pit, including encapsulating gravel operation tunnels. The bonding also provided for transportation and low-income housing funds.

Cottonwood Partners was the developer of the 45-acre Cottonwood Corporate Center office park and BlueCross BlueShield's 223,000 square foot headquarters.

The 2890 Cottonwood Parkway building amenities include:

  • Large open foot floor plates that can accommadate contiguous tenant space.
  • Durable and timeless materials, including full granite facade and low-e energy efficient glass.
  • Large two-story lobby with artistic granite and glass stair case that create a welcoming sense of arrival.
  • On-site cafe serving breakfast and lunch to tenants and visitors.
  • Motion sensor lighting controls and energy management system to maximize comfort and minimize costs.
  • The design and installation of an emergency generator back up system ensures that BlueCross BlueShield’s operations are always operative.


BlueCross BlueShield owns and manages its own facilities and provides for all tenant services.
