Cottonwood's second office building at Newpark, Cottonwood Newpark Two, is a 30,381 square feet with 10,000 square foot floor plates. The property is located at 1413 Center Drive (an extension of Ute Boulevard) at Kimball Junction, Park City, Utah.
Cottonwood Partners was filing for a building permit to construct the second building at Kimball Junction as a mirror image of Cottonwood Newpark One, when we were approached by Rossignol ski company to modify the building into a custom build to suit for their North American corporate headquarters. Cottonwood Partners and its architect worked closely with Rossignol to custom design a 30,381 square foot building that met the specific needs of Rossignol and its growing family of winter sports companies. The facility, known as “The Mountain Center”, houses the full breadth of company brands (Rossignol, Dynastar, Lange, Look, and others). The visible structural elements of design and multi-use function of The Mountain Center is a representation of company philosophy and values. The building’s exterior consists of native sandstone, stucco, and glass with a metal roof to accent the mountain environment and to convey the strength of “Rossignol- A Pure Mountain Company”.
The property is part of the Newpark mixed-use town center which is an exciting new development at Kimball Junction that is bordered by the Swaner Nature Preserve on the east and southeast, the Redstone Shopping Center on the southwest and Interstate 80 on the north. The project is strategically located in Kimball Junction, which is the center of commercial activity for Summit County. The site can be accessed from Salt Lake City in 20 minutes and from downtown Park City in 10 minutes.
Sustainable Design and Development Standards
The material selection and placement were carefully planned to provide for durability while being cost effective. Red, orange, and blond sand stone from a Southern Utah quarry was used to create strong battered columns of dry stacked sand stone that contrast Cottonwood Newpark One’ blond stone. Cottonwood Partners worked closely with Rossignol executives in every step of the design and construction to ensure that each detail of the project would provide the functionality and corporate culture desired by Rossignol.
The entry and lobby floors are stained concrete to provide a rustic look. The two-story lobby includes a two-story sand stone fire place with a guest lounge area and bar for guest to gather and mingle. Four flat-screen LCD monitors are set up to broadcast live sport events or replay highlights. The first level includes a custom ski tuning shop, a 2400 square foot showroom, a pro shop, and break room. A two-story conference room is located on the third level with direct view of the Olympic Park and ski jumps.
Entitlements
Cottonwood Partners acquired properties that were previously entitled and modified the entitlements. By carefully gaining an understanding of Summit County’s planning objectives and cooperatively working with a sub-committee of the Planning Commission, Cottonwood was able to obtain the needed entitlements in about three months; a process often taking two to four years in Summit County.
