This project located at 105 23rd Street in Ogden, Utah, included two buildings: the historical Scowcroft Building and a new Food Service Facility. The Scowcroft Building, which was built in 1906, was a 95,001 square foot five-story dilapidated warehouse with a rotting roof and interior water and fire damage. The Scowcroft Building was completely renovated to Class A office space, which included a seismic upgrade; new electrical, plumbing, HVAC, raised floors; and the installation of atrium’s. The Scowcroft Building now provides all of the comforts and amenities of a new Class A building while preserving the historical character.
The Food Service Facility was a new 10,705 square foot building located next to the Scowcroft Building. The exterior architecture of the Food Service Facility was design to complement the historical features of the Scowcroft Building and other structures found in this historic neighborhood.
Historical Significance
A key factor in the Cottonwood Team being awarded the project was its approach in retaining its historical significance by applying a structural upgrade that left the original interior and exterior facades intact without adding unsightly structural elements. The renovation was carefully planned to retain the historical details of the building, including window and door design, the original post and beam structure and brick facade, and interior finishes of a historical manager’s office. While sky lights were added over the atrium’s, period design was used. The renovation was reviewed and approved by the Utah Historical Society.

The Scrowcroft project includes the following amenities:
- Historic office that was renovated from the original hardwood wall and ceiling panels
- Intermodal Transportation Center located across the street
- Large entry lobby welcomes guest with a photographic history of the project including information on construction and displays representing it dry good warehousing history.
- On-site restaurant serving week day meals for tenants convenience.
- Motion sensor lighting controls and energy management system to maximize comfort and minimize costs.
- Advanced planning for state-of-the-art telecommunications ensured that all tenant telecommunications needs can be met.
- Tenant Services include on-site: porters to maintain clean common areas and restrooms, security, engineering staff, and restaurant.
